Automating the First Look: Using AI to Prioritize Real Estate Deals for Investors

Today, I focused on solving a problem nearly every real estate investor faces: deal overload.



Every week, dozens of opportunities hit an investor’s inbox. Some are gems, most are noise. The challenge isn’t just sorting through them—it’s knowing which ones are actually worth spending time on. That’s where automation comes in.


I began building an AI-driven workflow that takes incoming deal information sent via email and funnels it directly into an analysis framework. From there, the system performs a preliminary underwriting check using criteria like projected cash flow, cap rate, build year, unit count, and location data.


But the real innovation is in the summary layer. Instead of drowning in offering memorandums and spreadsheets, the investor receives a quick, plain-English summary. Even better—it includes a rating or recommendation: Worth a deeper look, Hold off, or Skip.


This doesn’t replace due diligence, of course. It just gets you to “no” faster—or, better yet, helps you say “yes” with more clarity and confidence. The goal is simple: free up investor bandwidth to focus on the 10% of deals that deserve real attention.


Today was a step closer to turning inbox chaos into structured, actionable insight. And tomorrow, we refine.
